Your first 30 days as a real estate agent in Thailand

Use the first month to build a small, verifiable operating system—not a huge copied inventory. Pick one market, learn its transactions, secure permission for a handful of current listings, publish useful local knowledge, track every lead and complete several documented co-agent introductions.

Days 1–7: define a market you can explain

Choose one city zone, property type and customer situation. Create a reference sheet with 20 relevant projects or neighbourhoods, realistic asking-price ranges, transport, common fees, typical documents and five questions clients repeatedly ask. Shadow experienced agents or review real transaction workflows before advising anyone.

Days 8–14: earn real listing access

Contact owners and listing partners with a concrete offer: a pricing review, photo and information checklist, written marketing plan, or qualified client match. Record authority, price, availability, commission and whether co-broking is allowed. Five accurate listings teach more than five hundred scraped ones.

Days 15–21: publish answers and start conversations

Publish three useful pieces that answer local intent: a project comparison, a viewing checklist for your niche and a realistic area guide. Ask past contacts for introductions, respond to relevant community questions without spamming and give every enquiry a qualification call and next action.

Days 22–30: co-broke, review and repeat

Match current client requirements against partner inventory and offer your authorised listings to relevant buyer agents. Put the client source, split, responsibilities and protection period in writing. At month-end, review which sources produced qualified conversations and which follow-ups moved forward, then plan the next 30 days around evidence rather than activity volume.
