How to calculate agent commission in Thailand
For a sale, multiply the completed sale price by the commission percentage written in the listing agreement. A 3% fee is a familiar market convention in many Thai resale transactions, but it is not a universal legal tariff and every deal can differ.
For a rental, the fee is often expressed as a number of months of rent for a stated lease term. Confirm renewals, early termination, tax and the exact payment trigger separately. In a co-agent deal, divide the one owner-paid fee according to the written split; do not add a second full commission.
