1. Understand the job before chasing listings
An agent is responsible for more than posting photos. The work includes verifying the owner and property, pricing against comparable listings, qualifying buyers or tenants, arranging viewings, recording negotiations, coordinating contracts and deposits, and keeping every party informed until transfer or handover.
Do not assume that a familiar percentage automatically applies to a transaction. The parties should confirm the actual fee, payment trigger, protection period, tax treatment, and any co-broker split in writing, then obtain qualified advice where needed.
