Thailand property network: live coverage and methodology

A citable view of what the TPN network contains, how the figures are calculated and what they do—and do not—prove.

Definitions

An active property record has active status in TPN at query time. A co-broke listing is an active property with at least one active sale or rental offer explicitly open to co-agent collaboration. A published professional is an agency or professional business with a live TPN website; private landlord organizations and project microsites are excluded.

Methodology

Figures are aggregated directly from TPN operational records after ingestion and cached for one hour. Property counts are grouped by canonical property record, not page views or copied advertisements. Province coverage comes from the structured province assigned to each active record. No private staff, client or owner data is exposed.

Limitations

Active status is an operational signal, not a guarantee that a property remains available at the moment a user calls. Counts can change after ingestion, availability confirmation, deduplication, offer expiry or status updates. The report describes TPN network coverage, not Thailand's entire property market.
