Set an asking price you can explain.
Start with comparable houses in the same district, but adjust for land size, road access, age, renovation quality and legal or physical differences. Agree with your agent which evidence supports the price and when you will review it. A documented pricing decision makes later feedback easier to act on than an unexplained round number.
