DTV Applications Reportedly Restricted to Home-Country Embassies

According to several Thailand visa-service providers, the Destination Thailand Visa (DTV) — the five-year, multiple-entry visa allowing stays of up to 180 days per entry for a THB 10,000 fee — has reportedly changed its application rules from 31 August 2026 [1]. Under the reported change, applicants may now only submit a DTV application at the Royal Thai Embassy or Consulate that covers their country of citizenship or legal residence, rather than applying at any Thai mission worldwide as was previously common practice [2]. The reports also describe a new requirement for a criminal-record clearance certificate as part of the application [3].

These details come from visa-service and relocation-focused websites rather than from Thailand's Ministry of Foreign Affairs or the Thai e-Visa portal directly, and this has not yet been independently verified against the MFA's own notice [1][4]. Readers who have an urgent DTV application pending should confirm current requirements directly with the Royal Thai Embassy or Consulate responsible for their location before relying on this summary.

For context, this reported DTV change is separate from Thailand's broader visa-exemption overhaul, reported in force from 15 September 2026, which abolished the 60-day, 93-country exemption in favor of a 30-day tier (54 countries) and a 15-day tier (3 more), with visa-on-arrival eligibility cut from 31 to 4 countries. Long-stay categories including the DTV were explicitly unaffected by that visa-exemption change [4] — the application-location and background-check requirements described here, if accurate, would be a distinct, DTV-specific update rather than part of the broader exemption cut.

What this means for foreign buyers and long-stay applicants

If you are outside your country of citizenship or legal residence and were planning to apply for a DTV at a nearby Thai mission — for example, applying from a neighboring country while traveling — the reported rule would require you to apply at the mission covering your home country or residence instead [2]. It would also be worth starting a criminal-record clearance certificate early, since these can take weeks to obtain and legalize depending on your home jurisdiction [3]. Because this is still reported rather than confirmed, buyers and long-stay applicants with a DTV application in progress should check directly with their nearest Thai embassy or consulate, or with the Thai e-Visa system, before assuming these rules apply to their case [1][4].

What this means for agents advising clients

Agents fielding questions from prospective DTV holders — a visa category many long-stay buyers and renters use to qualify for extended leases — should flag this as an unverified but credible report from multiple visa-service providers, not settled policy [1][2][3]. Until the change is confirmed against an official MFA or e-Visa notice, avoid telling clients definitively where they must apply or what documents are required; instead, point them to the Thai mission covering their citizenship or residence for current guidance. It remains useful context that DTV holders were unaffected by the separate, confirmed 15 September visa-exemption cut, so agents can reassure long-stay DTV clients that their entry rights are unchanged even as this application-process question is still being verified [4].
