How much commission do agents charge in Thailand?
The market-typical rate is 3% of the sale price for a sale, and one month's rent for a one-year rental contract — but note these are conventions, not regulated tariffs. Thailand has no statutory fee scale for real estate agents, so everything is negotiable and must be agreed in writing before the agent starts work.
Commission is almost always paid by the owner (the seller or landlord), on success only: no sale, no fee. Some agents ask for a higher rate on hard-to-sell property or a lower one on high-value deals — both are normal negotiations. What should not be normal is any request for upfront marketing fees; reputable Thai agents earn on completion.
